Sunlight Mountain Resort for Sale for $50 Million

Local Glenwood Springs ski and snowboard area, Sunlight Mountain Resort, has been put up for sale for $50 million; this at a time when the resort faces investment in some major capital improvements in order be a viable player in the competitive Colorado ski resort market.
According to an October 14 Glenwood Springs Post Independent article, Sunlight General Manager Tom Jankovsky said the upgrades, which also could include faster lifts and more snowmaking, are necessary for the sake of the resort’s future. New owners will most likely seek development of the privately held 400 acre property as a source of revenue, in addition to (and in support of) the resort’s upgrades. Sunlight’s privately held land, however, has only two zone districts, neither of which currently allows for high density residential development. Developers would undoubtedly seek rezoning from Garfield County. According to the real estate listing agent, Jerry Jones, in an October 15 Rocky Mountain News article, “What this really is, is a land opportunity development deal,” Jones said. “The land is beautiful. But to justify this price, you have to look at it as a development deal. The ski operation generates enough income to cover expenses.”
While the face of Sunlight Mountain Resort, near-and-dear to many, may soon change, there is potential for positive improvements. It is clear, however, that the process will not be without controversy.

Ever see the Milagro Beanfield War? I asked C Bloom for clarification about his comments – here’s what he says:

Well, it is about a year later. Other than just a few bits of gossip in the Post Independent, Sunlight is still for sale. I guess Joe was a bit premature on his watering.
Looks like this ski season will be business as normal up at Sunlight.
